when you contact completion sales & lettings, we will be
happy to provide you with a free, no obligation rental assessment of your property. when we assess the value of your property we take into account your circumstances, the
current market conditions and demand. we will give you a fair market appraisal and possible support our valuation by providing comparables to other similar

tenant selection
we always interview prospective tenants, take character
references from an employer and, where possible a previous landlord. we also obtain current employer details and ask for proof of residence and identification.

on receipt of your instructions, we will prepare marketing
particulars of the property. our letting consultants will distribute details of your property to all the potential tenants already registered with us. we will add your property
to our property listing, placed in window display, advertised in newspapers and on property websites to attract other good quality tenants.
agreements
it is essential that an appropriate tenancy agreement is drawn up
for a stated term between the tenant and landlord, together with the relevant notices, in accordance with the terms of the housing act 1988.
rental information
the rent is normally exclusive of gas, electricity, water
rates, telephone charges and council tax, but inclusive of building insurance, contents insurance (for your own items) and maintenance costs, unless otherwise agreed. under the
assured shorthold tenancy agreement, which is for a minimum term of six months, the rent remains static. at the expiry of the agreement, we would normally seek to review the
rent, having regard to inflation and current rental values, subject of course to market conditions. we collect the rent deposit and the first months' rent from tenants
before or on the day they move in. for rent collection and full management landlords, we will chase late rent payment no later than the 7th working day after the due date.
subject to payment being received on the date it is due, and upon receipt of cleared funds, we will send payment on to you within 24 hours.
inventory of furniture & fittings
it is important to undertake a full inventory
of the furniture, fittings and condition of the premises to be taken, for attachment to the agreement and signed by the tenants. if required, for a minimal cost we will arrange
for our representative to call and prepare an inventory prior to the tenancy commencing.
repairs
the landlord is responsible for all repairs to the property and your
contents, except those caused by the tenant's negligence or misuse. should a repair be necessary we will arrange for this to be carried out, we will seek the landlord's
approval for any work costing more than 200, unless in an emergency.
gas & legal obligations
as a landlord of a residential property you are obliged
under the gas safety installation and use regulations 1998 to ensure that all gas appliances in a let property are properly maintained and serviced. there is a legal requirement
to have an annual safety test carried out of all gas appliances on the property. you must obtain a new certificate every year and this must be issued by a corgi registered
engineer
furniture & fittings legal obligations
a legal obligation is placed on
residential landlords by the furniture and furnishings regulations 1988 to ensure that upholstered articles meet fire resistance regulations. all affected furniture must carry
the fire resistant label the regulation applies to beds, mattresses, sofas and other soft furniture all non compliant furniture must be removed from the property prior to
letting
electricity legal obligations
there are a number of electrical safety
regulations which apply to residential properties. the landlord has a legal duty to ensure all household appliances and/or the cables, plugs and sockets are safe. therefore, all
appliances supplied in a letting must be tested for safety.
