as soon as an offer is received we will notify you both verbally and in writing.
once a price has been agreed by you it is important that the following details are agreed: date for exchange of contracts date for completion details of any extras included or excluded from the purchase we will keep you informed throughout this process and where appropriate advise you and negotiate on your behalf.
when the transaction is agreed, your solicitor will compile and send out a draft contract to the purchaser's solicitor. your solicitor will also organise all the supporting paperwork such as title deeds, copy of lease, fixtures and fittings list, seller's questionnaire, planning consent, guarantees, copy of building regulations and share of freehold certificate.
once your solicitor has successfully completed the local searches and the preliminary inquires, a draft contract is approved.
once the contracts have been signed by both the seller and the buyer a deposit is transferred to the seller’s solicitor by a bankers draft or chaps transfer. exchange of contract is a legal term and is binding to both parties.
depending on both parties personal requirements, completion is generally set between a few days to a few weeks after exchange of contracts. outstanding monies are transferred from your solicitor's account to the seller's solicitor's account.
